5 steps to successfully renting an office
Are you lost in the number of locations, offers and benefits when looking for an office? Everything can be simplified if you have the right procedure. You will find out what you should think about in the following article.
1. Location, location and location again
It really depends on whether you are looking for offices for rent in Bratislava or Košice, in the center or on the outskirts of the city. It determines whether clients and employees will be able to reach you easily. Find out if the building has paid parking and if there are public transport stops nearby. Plus points are for the varied selection of restaurants, cafes and services in the vicinity.
2. Offices and building
Add extra points to an office building that has a BREEAM or LEED certificate. Renting an office will be more expensive, but the headquarters of your company will be more prestigious. It is an advantage if the building has its own parking space for bicycles. Chargers for electric cars are standard.
3. How much space do you need?
The office must provide everyone with enough space to work. Roughly, the size of the area per person varies from 8 to 15 m2. It is also necessary to take into account meeting rooms, a kitchen, but also rooms for concentrated work. Think about expanding the company, but also about layoffs. A better estimate of the area will be provided by e.g. a workspace configurator or an experienced project manager.
4. Amount of rent and duration of the lease
There will be a different rent in the older building and another, usually higher, in the certified building. Contracts often include what appear to be hidden costs, but they are included in the price of the office for rent. Negotiating a contract is a complex process and is best left to office leasing real estate agents and lawyers.
5. Go see the premises in person
Visit the selected buildings and premises in person and ask for details. Pay attention to whether there is enough daylight, how the walls, windows, doors are laid out, but also where the internet and air conditioning cables go. Also think about moving, especially if you have oversized gear.
