The office landscape has undergone significant changes over recent years due to various factors, with flexible office spaces gaining prominence. These adaptable spaces allow companies to scale their occupancy size up or down based on current needs. Compared to 2020, the market for flexible spaces in Bratislava has nearly doubled, as indicated by the latest CBRE real estate survey focused on this segment.

Flexible Office Space in Bratislava Expands to 40,000 sqm

The total area of flexible office spaces in Bratislava reached approximately 40,000 square meters this year, continuing a consistent growth trend over the past few years. Flexible offices now represent around 2% of all modern office spaces in the city.

First Half of 2024 Outpaces 2023 Levels

“We’ve seen truly dynamic growth in leased space since 2021,” notes Peter Slovák, Research Manager at CBRE Slovakia. “Notably, the leased area in the first half of 2024 has already surpassed the total for 2023,” Slovák adds. In the first half of 2024, the total volume of lease transactions exceeded 2,500 square meters.

Flexible office spaces

When analyzing the sectors that have driven demand for these spaces over the past five years, professional services lead with 25%, followed by IT, finance, and manufacturing.

Cost Savings as a Key Driver for Flexible Office Demand

“The cost savings associated with flexible office arrangements are a major attraction for companies,” explains Zuzana Lapčaková, Associate Director of Office Leasing at CBRE Slovakia. “Businesses can reduce costs by avoiding long-term lease commitments and eliminating substantial upfront investments in office furnishings and equipment, as most flexible offices are fully equipped.”

“Flexible spaces are becoming an increasingly popular leasing option, particularly for smaller companies with up to 15 employees. The high contract flexibility, often starting from as little as three months, is particularly compelling.”

Workspace Rentals in Bratislava Starting at €120 per Month

In the CBD, rents range from €200 to €420 per month per workspace, depending on the space’s amenities. In the city center, rates range from €200 to €350, while the broader New Town area sees prices between €150 and €350. On the outskirts of Bratislava, monthly rates for workspaces are lower, ranging between €150 and €250.

Comparatively, monthly workspace rental rates in flexible offices stand at €300–€400 in Prague, €330–€650 in Warsaw, and €500–€1,500 in London, making Bratislava one of the most cost-effective cities in Europe for flexible office leasing.
